Annual HOA Community Meeting
Thursday 17 Sept, 6pm
Irvin Commons Open Area
BYOC (Bring Your Own Chair)

Dear Neighbor,

We hope everyone ended the summer with a flourish over the Labor Day holiday, and had a reflective 9-11 Anniversary Commemoration.  A reminder to stay alert and slow down driving through the community as our kiddos are coming and going about their school routines.

Garden of the Month.
Our neighbors at 6510 Major St, the Sujoys grabbed Garden of the Month accolades for September.  Pop by for a look and say congratulations.  Kudos, neighbor!

Shave and a Haircut.
Speaking of gardens, we are starting to look a bit rough around the edges as summer ends and our gardens begin to go wild. Several homes’ front gardens have become overgrown and are in need of some urgent tidying and especially weeding.  We have done away with our Fall home inspections to reduce pressure on homeowners, but we do expect individual responsibility and pride to maintain homes throughout the year. Please do not wait for an invitation from the ARB to take action.

Dues Due.
We still have a good number of homeowners who are behind on HOA dues and ARB repairs and fines.  You are expected to meet your fiscal responsibilities to the community so the Board can meet its service obligations to you. If you are overdue for HOA dues, you must include the $50/month or partial month fee with your payment or it will automatically accrue and be added to your next bill.   As we are having difficulty making payroll for services due in part to nonpayment by homeowners, increased dues will be discussed at Thursday’s community meeting.

Unacceptable!
We recently had some vandalism in the neighborhood when one of our new lampposts on Minor Circle was forcibly snapped and is beyond repair.  We have good reason to believe it was a result of deliberate action by a Fairland Towns resident.  This is simply UNACCEPTABLE.  As a result, the safety lighting in that area of our new walkway will be reduced.  The Board does not intend to replace the light unless someone steps forward and takes responsibility.  We need to show more pride in our community and accountability for our actions!

How About a Thumbs Up?
We are still seeking recommendations to add to our ““Preferred Contractor List” on the website.  We have only received one thus far.  Many of you contact the Board for reliable vendors when you need work done.  We cannot help you if you do not help us.  Please pass along your name, your preferred contact, the type of work, vendor name and contact, and a brief description of why you give the provider a “Thumbs Up" to our Secretary, Pat.

Your Neighbors and Board at Work.
Lots of tree work over the bast month due to storms.  The board continues to save us costs by doing this work in-house.  Well done to Minor Circle residents Brendan and Kathy who responded to our call for assistance and and assisted their Irvin Court neighbors by clearing a large limb that had fallen into the Irvin Court parking area.  Theirs is a great example of “spreading kindness.”  Our VP, Jeff, continues to do the lion’s share of this manual labor and save our HOA tons of $$$.  We purchased and placed road signs at community entrances attempting to reduce non-resident traffic.  Your Board hosted our second Ice Cream Social this past weekend.  Several homeowners braved the showers to gather and gab.  Fun and friendship was had by all there.

STOP!
No, not you.  You will notice new Stop/No Entry signs placed at each entrance to our community.  This is an attempt to reduce the non-resident traffic on our roads, save on wear and tear, and importantly add to the safety of our residents and kids.  Clearly they do not apply to you, residents, your visitors or service and delivery vehicles.  Let's hope it has the intended effect.

Vehicle Protocol.
Congratulations to everyone for practicing uncommon courtesy in parking over the busy summer season.  We succeeded in achieving another complaint-free summer and had plenty of room for everyone.  That said, do continue to practice that courtesy throughout the year.

Take Your Turn.
We look forward to a good turnout and seeing each of you at the community meeting tomorrow.  It is in the Irvin Commons and only a few minutes walk from any FT home.  Come and show your community spirit and concern. Bring a chair.  Refreshments will be available while they last.  Know that each of our five Board positions is open to those who are considering taking their turn serving our community, as each of us should.  You can learn more about the responsibilities of each, and where you can find your best fit, at the HOA meeting.

That’s it until next month.  Continue to enjoy the final days of summer.

Spread kindness!

Cheers,
Kevin (703-772-6216), Jeff, Neil, Pat and Rudy
