I trust all your stockings are hung by the chimney with care. It won’t be long now til the jolly elf in the red suit visits all Fairland Towns good neighbors and families!
 
Garden of the Month.
December Garden of the Month was earned by the folks at 4706 Major Ct – our first FT repeat honoree. Mario and Brian got us off to an early start on holiday festivities with a colorful light display front and back. Groundskeeping Change.  
Round #2 of leaves collection was completed this past week.  That signals the final time Blade Runners will service our community.  We now move forward with Professional Grounds (ProGro) who will take on our groundskeeping responsibilities.  They have already done some work for us with Fall grounds preps, the new stone path on Minor Circle, and the starter shrubs around the grounds.  They are also our winter snow service provider. 
 
Winter Road Treatment and Snow Removal.  
We expect a seamless changeover to ProGro for our winter roads service.  We recently met with our ProGro advocate, Chris, for a detailed discussion on winter road service.  The board will work closely with Chris to address each winter weather event based on forecasts and decide on pre or post treatments and plowing.  At the last annual (Sept 25) community HOA meeting, residents attending were unanimous in their desire for removal of accumulated snow from the foot/curb of driveways after snow is plowed. We agreed that the board will decide, case by case, and based on snow amounts, as to whether we will contract at additional costs ($250/hr) for this service.  This is a service that the previous contractor did not provide, so there will be a “learning curve” for us as we work to spend your funds prudently.  We expect that light snows of 4-6” or less will likely not/not require extra service to clear the foot of drives.  6” or greater of snow accumulation, and that is not expected to melt in short order, will merit strong consideration for removal.  Note that the service, if used, will not/not be immediate or at the same time as initial plowing, and will be an average of up to 24 hours after plowing, as we will need to wait until ProGro plows all their customers before their crews are available to return and clear drives.  So, your PATIENCE is a must.  Also, this added service, when used, clears only the snow at the foot of drives that accumulated when plowing the streets, not/not the entire drive.  We welcome your feedback as we together navigate this new service option. The pre-treatment only for this weekend’s light snow appears to have been the right call.
 
Lost Car Finds Owner.  
The unregistered car parked on our grounds mentioned in the last newsletter was successfully reunited with its owner, precluding the need to have it towed in accordance with HOA bylaws.  I only mention it here as it demonstrates the value of communication through this newsletter. Whether the owner read the note, or a kind neighbor read it and alerted the owner, the system works.  It is also an example of how your board works to uphold our community standards practically, patiently and with common sense.
 
Get Registered.  
If you know a neighbor who does not receive this newsletter, it also means they will not receive dues reminders or any other urgent news for the neighborhood such as change in service schedules, architectural repair notices, special events, etc.  Kindly do them a favor and suggest they register with the HOA by contacting Jenny Huang at FTHOASecretary@gmail.com .  Missing the newsletter and email notifications is not an excuse for missing homeowners' financial obligations to the neighborhood.
 
Your Board and You at Work.  
The board held its final 2025 small group meeting on 24 November.  It was a busy last six months for us as we completed our 2025 work plan in our community.  Lots of effort around the grounds to improve the safety you deserve and the look that we all want to see. Improved lighting efforts have been completed. We do expect that some of the landscaping efforts this Fall will begin to show benefit to the grounds come spring. Residents’ collective efforts in resolving ARB infractions and generally improving the material condition and exterior aesthetic of your homes and gardens have dramatically added to the beauty of our neighborhood.  Your efforts reflect our community’s pride, not to mention, keep our resale high and preserve our reputation as a preferred living location in the area.  Way to go!
 
Naughty and Nice Lists.  
Do uphold your monetary responsibility to the community and HOA. We have a handful of homeowners who still need to complete repairs AND contact the ARB (Rudy Ghul) to report their completion. Do not assume we know repairs are complete.  Until you notify Rudy for a reinspection, fines will continue to accrue on your account.  We also have several homeowners in arrears on HOA dues – some over multiple payment periods!  Late dues incur a $50/month/partial month late fee until payment in full.  We count on timely dues payments by all to ensure we can cover our bills for services you expect, like trash collection, groundskeeping, lighting, and snow removal.  While the board can and will make good use of fines and HOA dues tardy fees for community benefit, we would rather have FT looking its best continually, and without the need to impose fines. If you are unsure of your financial standing, best to check with Neil (dues) or Rudy (architecture infractions).  Their contact info is on our website under the Board Members tab.
 
HOA Dues Due 31 January.  
A gentle reminder that it has been a year since we officially went “all digital” for routine HOA business.  As such you will, again, not/not receive a USPS mailing to notify you of your HOA dues deadline.  Neil will send only email notifications for dues that will include expanded options of how to pay them, and outstanding balances and fines for those to whom those apply.  We count on you doing your bit so that we do our bit to ensure there is no lapse in the services you expect. Please be prompt.
