Dear Neighbor,
 
I hope you all are enjoying our chilly Fall weather and colorful surroundings.  A belated recognition of Veterans’ Day and appreciation to all our FT neighbors currently serving or who have served in our military and protect our nation.
 
Garden of the Month.
November Garden of the Month is awarded to the Nanaw family at 4702 Minor Circle.  This “neat as a pin” yard shows how simple details can make for an outsized impact.  Drive by and see for yourself or check out photos on our community website www.fairlandtownshoa.com .
 
‘Boo’tifully Done.  
Cheers to our Secretary, Jenny, and everyone who pitched in for our first FT Trunk or Treat.  What we lacked in numbers of participants was made up by enthusiasm.   Those that were out in their drives had a hoot, and most importantly made for safe and abundant treating for our FT kiddos.  We grown-ups appreciated the adult treats offered at the Utterman driveway!  Thanks, all. 
 
Car Looking for Its Owner.  
If you are the owner of a white Chevy Sonic LTZ, parked in the east Major St parking area, or you know the owner, contact any Board member immediately.  The vehicle is not registered and there are no license plates on the car. By HOA bylaws the vehicle will be reported to Fairfax police for disposition or towed at owner expense.  There are indications that it may belong to a military member (Navy), and we do not want to remove the vehicle if it belongs to a deployed service member. Deadline is 21 November, or the vehicle “gets the hook.” 
 
Leaves Collection.  
Round #1 was completed this past week.  The second and final collection will occur once all leaves have fallen, likely early December.  We will provide another heads-up when we know the date.  This will be our last service from Blade Runners, and we then pick up with Professional Grounds, our new landscaping service.
 
Your Board at Work.  
It has been a very busy month as we complete our 2025 work plan.  The following three projects were all completed with the excess funds that were committed to Irvin Ct. surface repairs and were saved when we determined we could reduce the scope of those repairs.  We trust you will approve of these long-overdue investments in our community infrastructure and appearance.  Note that a good amount of this work has been done, personally, by FTHOA board members.  Do give them a shout out when you see them out and about on the grounds!!!  Jeff, Neil, Rudy and Jenny each do extraordinary volunteer service for our/your community.
 
(1)  Light Us Up!  
Our enhanced lighting project is almost complete. We cleared the Dominion electric lights of overgrown tree branches and shrubs and have significantly increased the amount of illumination in all six parking areas. We installed two solar lampposts at the north end of Minor Circle, intended as reference points for the entry to the paths connecting Minor Circle residents with the large common parking circles at the top of Major St and Major Ct.  Part 2 of the lighting effort is solar bollard lights for Major Ct.  These are enroute and expected within the next few weeks.  
 
(2)  Stone Walkways.  
The path at the northeast side on Minor Circle connecting it with the Major St parking area is open for business, just in time for the sloppy weather.  We needed to postpone the second path on the northwest side of Minor Ct and may have another go at that path in the future.
 
(3)  Landscape Upgrades.  
We planted 25 shrubs along the Little River Tpke north perimeter intended as a buffer to LRT traffic view and noise for adjacent FT homes.  We also planted a 24-shrub hedgerow along the fenceline on Major St along the TJ High fenceline.  The latter has been placed to preserve as much of the grass area along the sidewalk for pet walking.  Both areas include flowering shrubs that will add some seasonal pop to our community appearance.  Please be patient, as all shrubs are saplings and will take several seasons to fully mature.  The remaining landscape projects along LRT and Braddock include decorative mulching and bark chips around the trees in those areas and will be completed next Spring after winter weather is behind us.  
 
Let Us Do the Watering.  
As these new plants establish themselves, we ask residents who walk their furry family members to keep them away from the new plants, as they are still fragile, and let us do the “watering” (i.e. no peeing on the plants, please!).
 
Fiscal Fitness.  
Do “exercise” your monetary responsibility to the community and HOA. We have a handful of homeowners who still need to complete repairs AND contact the ARB (Rudy Ghul) to report their completion. Do not assume we know repairs are complete.  Until that happens, fines will continue to accrue.  We also have several homeowners in arrears on HOA dues – as much as two years!  Late dues incur a $50/month/partial month late fee until payment in full.  We count on timely dues payments by all to ensure we can cover our bills for services you expect, like trash collection, groundskeeping, lighting, and snow removal. While the board can and will make good use of fines and HOA dues tardy fees for community benefit, we would rather have FT looking its best continually, and without the need to impose fines. If you are unsure of your financial standing, best to check with Neil (dues) or Rudy (architecture infractions).  Their contact info is on our website under the Board Members tab.
 
That is all for November. We wish all our FT families and residents a Happy Thanksgiving holiday as you count your blessings, surrounded by loved ones and heaps of your traditional Thanksgiving fare.
