We hope everyone is getting the most out of your summer. I will endeavor to be less chatty in this note and allo you a few extra minutes to enjoy what remains of summer!
Garden of the Month.
August Garden of the Month is well deserved by the Safi family at 6586 Irvin Court. While the front garden of this home is neat as a pin, the back also shines with a brand new fence and matching deck. They are keeping Irvin Court looking top-notch. See photos on our FTHOA website.
HOA OverDUE DUES.
We appreciate all homeowners who paid on time (31 July). We have a number of homes now overdue. If you have yet to pay, do be considerate and tack on the requisite $50 overdue fee provided you pay by 31 August. We rely on your prompt payment of dues so we can pay our bills for essential services that you expect.
ARB Fines Extension to 30 August.
Thanks again to those who were diligent in repairing and reporting Spring 2025 ARB matters by the 01 August deadline. The ARB conducted a walkthrough on 8 August to ensure our most accurate assessment of non-compliant homes and found 21 homes with incomplete repairs. We sent reminders to those homeowners. Several homeowners contacted us in July with sound reasons for an extension until 30 August, and in fairness, we have extended the deadline a third and final time for ALL required home repairs until 30 August. You must notify the ARB (Hector) when repairs are complete. If you do not properly repair AND report repair completion to the ARB by 30 August, you will incur a $150 fine, which will increase $150 on the first of each subsequent month until repairs are complete and reported, per FTHOA bylaws. Several homes have been incurring fines since 01 January. Our enforcement efforts have received positive comments from homeowners, and there has been a very noticeable improvement in the material condition and aesthetic look to our homes and community in recent months due to the efforts of many of you. We remain committed to work collaboratively with homeowners to maintain properties for owner and community benefit, but we will no longer ignore flagrant disregard for our established community bylaws. Please do your bit to keep Fairland Towns a preferred living destination and keep resale values rising.
Irvin Court Road Repairs
Our Apologies. Irvin Court repairs have been delayed due to contractor backlog. We promised repairs by end of summer and ask your patience as we continue to work to get these required repairs complete – tentatively in mid-September. When repairs begin, Irvin Ct will be closed to all traffic for up to three days. Homeowners are requested to make maximum use of garages and drives for parking during the repairs and allow Irvin Court residents priority in common parking areas, particularly along Major Street. Once a date is set, I will provide sufficient notice so that you can make preparations prior to the start of work.
Handy Dandy.
We have a home construction expert in the midst of our community, and he has interest in providing his service, at very competitive rates, for your more substantive home repairs including fencing, garages and trim, and interior home modifications and repairs. You can even see examples of his work at his home here in the community. Look for Josh’s contact information soon on our website under “Preferred Contractors.” We are updating the site with tried and true pros for fences, windows, roofs, painting, power-washing and more.
Good on Us.
We appreciate the recent attention that has gone into keeping our community free of litter. Recent walk-abouts have shown a lot less trash “inside” our property. Let’s make this a continuing habit, eh? However, smokers continue to carelessly toss their cigarette butts and packs along the Major St common parking areas. Please STOP IT! I did find a wandering trash can at the Major Street west common parking area. I assume it was placed by a well-intended neighbor trying to help curb the trash issue. If so, thank you. If you want it back, give me a call.
We All Scream for Ice Cream!
Your Board invites all neighbors to an end of summer social on Labor Day, 01 September, from 3-4pm in the Irvin Court common area. There will be ice cream for the kids (and adults) along with some adult beverages. Nothing fancy and all FREE of charge. We want to celebrate a successful summer for our community and the start of another school year for the kiddos. We want to also use this opportunity to ensure we have your current contact information, hear what is on your mind ahead of our 03 Sept annual community meeting, and maybe meet a few new neighbors. If anyone is interested in lending a hand during this event, please contact Lucia at lunahesless@hotmail.com . Kids must be accompanied by adult homeowners. We hope you will join, if only for a few minutes.
Annual Community Meeting.
Mark your calendar to attend our FTHOA annual community meeting, Wednesday 03 September, 7-8:30pm. It will be held at Weyanoke School, right next door on Braddock and easy walking distance. Of note, we are in need a new Secretary, and potentially one other position for the Board, to replace a dedicated neighbor completing 25 years of service to the HOA. Please consider taking your turn in the barrel to serve and have voice in your community. Our HOA Board depends on volunteer service from our community. Note that a contracted professional board would raise our dues by at least 50% and we would lose the local caring oversight of our “resident” board. All current Board members are keen to discuss duties with those interested in joining the Board. Come talk with us at our Labor Day social.
