Dear Neighbor,
We salute our resident Veterans for their service this Veterans and Remembrance Day holiday. We thank you each for your service.
Leaves Collection.
Blade Runners will conduct our first season leaves cleanup on Friday, 15 November. Know that they use powerful blowers to gather the leaves. Homeowners are reminded to plan and take precautions to protect vehicles and garden items as workers will aggressively gather up leaves in front of homes and in common areas. Please be aware that the date may change due to circumstances out of our control. We will keep you posted. There will be a second collection in December.
Garden of the Month.
This month’s honors go to Alicia and Sirius at 4708 Minor Circle. Theirs a simple, neat and well-kept presentation. Check out photos on our website www.fairlandtownshoa.com or take a walk past their place and say congratulations! Who’s next?
Bylaw Amendments Passed.
We had a great turnout at our home on 5 November to ratify the bylaw updates. Thanks to those homeowners who took the time to attend, and their concern for neighborhood matters. All proposed updates passed by majority; most unanimously. The new bylaws will be posted to our website in December, and go into effect 01 January 2025. None will be retroactive. Here are a few of the significant changes:
Digital Comms.
We will transition to digital means as the primary method of communications across the community. January dues letters will be the final mailed reminder, and we will include with it a letter to all homeowners to ensure we have a complete register of all of your emails. ARB infractions letters will be issued by email. Neighborhood news will come via monthly newsletter and our website.
ARB Fines.
Homeowners who have not responded to infraction letters within the 30 days mandated in the bylaws will be assessed $150 fine for each month or partial month the infraction goes unaddressed and/or unrepaired. This fine will continue to accrue as a lien against the home, and if still unpaid when the homeowner decides to sell, the HOA will not issue the legally required Resale Package until the fine has been paid and the infractions repaired. There are over 30 homeowners with current infractions unaddressed since early 2024, and fines will apply to all of those beginning 1 January 2025 if the repairs are not completed and reported to the Board ARB Officer, Hector.
Deck/Fence Stain.
Homeowners are now be permitted to use an expanded selection of transparent, semi-transparent and solid wood STAINS, to treat their fences and decks (current bylaws require only transparent stains to be used). Colors need to comply with ARB guidelines and includes traditional natural wood shades such as redwood, oak, cedar, pine. Note, this requires wood stain products, not outdoor paints. If repainting, check with the ARB in advance.
T'is the Season for Tree Trimming.
No, not your Christmas trees, yet, but those in your yard. Individual home’s trees and shrubs should not intrude across your neighbor’s property lines. This is a perfect time of year, when trees are bare, to inspect and trim trees on your own property. We have had several complaints registered with the board recently and ask that homeowners take individual responsibility for their trees, vines and shrubs before they become a nusiance.
Holiday Decorations.
We encourage homeowners to decorate home exteriors for the holidays. Please do ensure decorations are tasteful and respectful of your neighbors.
December HOA Board Meeting.
Your board will next meet on Wednesday, 4 December, 7pm at 4702 Major Court for our by-monthly small group business meeting. As we promised, homeowners with interest in how your board works behind the scenes to maintain and improve our community are welcome to join. This is not/not our annual community meeting.
